To ensure that you get the most out of our services, we offer all property owners who work with us an Owner’s Benefits Package.
The Owner’s Benefits Package includes the following:
1. Open Communication Channels
We have a 24/7 email and phone line so that you can reach us at any time for repair requests, questions regarding rent, and more. Our goal is to respond to all inquiries we receive within 24 hours.
We also have an emergency and after-hours hotline for all issues that demand immediate action, such as a serious water or gas leak. These calls are forwarded to one of our responsible and professional managers, available 24 hours a day.
2. No Upfront Costs
We are committed to ensuring you face no upfront costs. This means we do not charge for marketing, accounting, showings, inspections, tenant screening applications, paperwork processing, maintenance work, or any other service until we find a viable tenant for your property and they have paid their rent.
3. No Vendor Mark-Up
We include our No Vendor Mark-Up commitment in all of our Management plans. We don’t believe that every vendor or maintenance call should result in an extra expense. We have developed relationships with vendors who we pay timely and fairly, which often means discounts for us and for you.
4. Owner Satisfaction Guarantee
We understand that our long-term satisfaction depends on your satisfaction as our client. We base our relationship with you on professionalism and trust, ensuring you get the high-quality services you deserve. We charge no additional costs or cancellation fees.
All we ask in return is that you:
- Pay all outstanding invoices owed for your property.
- Give us a 30-day written notice if you decide to stop working with us after the initial term, so that we have time to wrap up your tenant files and return everything to you.

We have a Preferred Tenant Program to help market your home by providing good value to prospective tenants. We offer the following services to tenants:

6. Pet Guarantee
Evolve Nevada Property Management guarantees that your home will not suffer from any damage from approved pets. We only allow tenants to have pets that have been screened. We charge tenants a reasonable fee and guarantee that you will not have to pay out of pocket for any pet damage.
We’ll pay for any damages that exceed the cost of the security deposit caused by an approved pet. We screen each pet prior to allowing the tenant to keep them on the property. We guarantee $1,500 to $3,000 of included free coverage depending on which Property Management plan you are using. This coverage excludes pet damage covered in our free animal protection guarantee and/or damage caused by an authorized Service Animal per the Fair Housing guidelines.
7. Tenant Placement Assurance
We are so confident in our tenant screening process that for qualifying plans, we certify that you will never have to pay two (2) leasing faces in the same 6- to 12-month period. This time period varies by plan. We also guarantee that your tenant will stay twelve (12) months, or the entire initial leasing term. If not, we will find a replacement for equal or better rent cost at no additional charge to you.
